Be honest about the phone

Leasing is a phone race. A prospect who calls three communities usually tours the one that answers first, and the calls come in while the agent is already out on a tour. Every unanswered inquiry is a unit that may stay empty another week.

Worth writing into the description rather than leaving as a surprise. Candidates who are good at it will recognize the description and apply; the ones who would have quit in month two will screen themselves out, which is the cheapest screening you will ever do.

What the hire actually covers

BLS doesn't publish a separate median for leasing agents โ€” the work is split across its real-estate sales and property-management categories โ€” so there is no single defensible figure to quote. Check local listings for comparable businesses of your size, and budget above base for employer payroll taxes, benefits and paid time off.

Either way you get 40 of the 168 hours in a week. The remaining 128 โ€” evenings, weekends, lunch cover, sick days, holidays โ€” are hours our community still takes calls, and nobody is on the desk for them.

Hire the person. Just budget for the gap too: the employee cost calculator shows what the hire really costs once taxes and benefits are in, and the missed-call cost calculator shows what the uncovered hours cost.

Leasing Agent FAQ

  • What does a leasing agent do?+

Turns inquiries into signed leases: answering calls and emails, giving tours, following up with prospects, processing applications and screening, preparing lease paperwork, moving new residents in and running renewals. In most communities the job is measured on occupancy.

  • Is a leasing agent a sales job?+

Yes, and it's better to say so. Speed, follow-up and closing are what separate a good leasing agent from an average one. Candidates who don't want a sales role will be unhappy however well they give a tour.

  • Do leasing agents need a license?+

Some states require a real estate license for leasing activities and some exempt on-site staff of the owner. Check your state's rules, and say in the posting whether a license is required or whether you'll support someone getting one.

The other 128 hours

Make the hire. Cover the rest of the week.
